Built for big landlords.
Billed to everyone.

If you own a duplex or have a couple of investment properties, you don't need tenant screening, maintenance portals, or enterprise accounting. You need to know if rent came in and what you spent. That's it.

💸
Paying $55–$70/month for a spreadsheet
Most small landlords use maybe 10% of what these platforms offer, and pay full price for the other 90%.
🔐
Your financial data on someone else's server
Rent amounts, tenant names, property addresses — all uploaded to a cloud service you don't control.
📱
Forced into an account to see your own numbers
Logins, verification emails, forgotten passwords — just to check if your tenant paid last month.

Common questions

Nowhere. RentTrack is a single HTML file that runs entirely in your browser. All data is stored in your browser's local storage — it never leaves your computer. There's no server, no account, and no cloud sync.
Use the Export Backup feature (the ⬇ button) to save a .json file of all your data. On your new device, open RentTrack and use Import to restore everything. We recommend backing up before clearing your browser.
Yes. RentTrack is a plain HTML file — it works in any modern browser on any operating system. Chrome, Firefox, Safari, and Edge all work fine.
No. You pay $9.99 once and the file is yours forever. There are no renewals, no "premium tier" upgrades, and no future charges.
RentTrack's Tax Summary view organizes your rental income and expenses by IRS-aligned categories that correspond to Schedule E line items. It's designed to make conversations with your accountant straightforward and give you clean totals to enter in TurboTax or similar software. It's a reference tool, not a substitute for professional tax advice.
RentTrack is built for portfolios up to about 10 properties. It works best for landlords with 1–5 units — if you're managing more than that, a full property management platform is probably worth the cost.
The .xlsx export includes five sheets: Portfolio Summary (all properties, income vs. expenses, net), Rent Payments (every payment logged), Expenses (full expense log), Schedule E Prep (per-property tax breakdown), and Properties (your property roster with tenant and lease info).
